The Site Superintendent is responsible for the supervision of the actual physical construction of the project in strict accordance with the contract documents; verification of safety compliance with all trades; maintenance and planning of reports, workarounds, shutdowns, and tie-ins; resolution of jurisdictional disputes; enforcement of safety and quality-control policies; direction and day-to-day coordination of trade contractors, and their sub-contractors as required, to ensure they turn out high-quality work that meets the approved project schedule. This position is responsible for making decisions and recommendations that have a major impact on client relations, profitability, and the future of ICON NATIONAL. 
  
  
Typical Duties:  
Typical duties will include but not be limited to the following:  

  • Participates in the division and corporate policy recommendations. Follows all policies, plans, and programs from Icon National.
  • Represent ICON NATIONAL while meeting with clients, officials, and design teams.
  • Performs all functions inherent in management and supervisory positions through directing, planning, organizing, and coordinating assigned projects.
  • Responsible for the quality of service provided by the organization in their relationship with other divisions, corporate organizations, client representatives, subcontractors, and vendors.
  • Responsible for following and creating project schedules, managing subcontractors, and maintaining the highest quality of construction.
  • Responsible for managing code compliance, liability, and risk for all construction operations.
  • Full adherence and coaching of ICON National’s safety policies.
  • Responsible for the proper execution of paperwork associated with assigned projects.  Paperwork including but not limited to; RFIs, CORs, Pay Applications, Safety Program, Schedules, Warranty Issues, Daily Logs, Project Permitting, Applicable Legal Documents, Forecasts, and Due Diligence.
  • Responsible for the appearance of all assigned job sites and job site offices.
  • Establish a training and mentoring program for the Assistant Superintendent for future growth and advancement.
  • Work with the entire ICON NATIONAL team.  Take direction from General Superintendent and Senior Superintendent and give direction to meet company deadlines, and expectations, and assist in client relations.
  • Assist with all warranty and project close-out duties.  Verify warranty issues are resolved quickly and that our materials are turned over to the owner at the time of project completion.
  • Work with the Project Manager to ensure we have selected the correct subcontractors and ensure that ICON NATIONAL is protected from understaffing and accurate scheduling.
  • Maintain an up-to-date scope narrative with the Project Manager
  • Delegating tasks onsite to respective employees based on skill sets and preferences.
  • Manage and forecast all schedule expectations on a weekly basis and report directly to the General Superintendent and Senior Superintendent.  Provide and maintain a look-ahead schedule to the Project Manager on a weekly basis for client communications.
  • Responsible for promptly and accurately reporting all job site progress to the Project Manager so accurate pay draw applications can be submitted.
  • Responsible for assuring all permits, code compliance, and application legal documents are completed and signed.
  • Responsible for all problem-solving relating to day-to-day job site issues.
  • Ordering any equipment items or materials needed to complete tasks.
  • Building construction schedules and approximating project lengths for project managers to review as well as full coordination with vendors and subcontractors.
  • Responsible for working along with clients, property management, and bank inspectors to ensure all standards are being met.
  • Responsible for all subcontractor scope of work compliance.
  • Ensure all plans, specifications, submittals, RFIs, ASIs, etc., are being followed.
  • Ensure all as-builts are completed throughout the project and turned over to the Project Manager at the time of substantial completion. 

 

Essential Functions: 
Responsibilities will include but not be limited to the following: 

  • Perform assignments independently with instruction as to the general results expected, and with guidance from the General Superintendent.
  • Develop and maintain effective Team strategies for the assigned project.
  • Extensive and independent contact with Clients, vendor’s representatives, and project field personnel.
  • Responsible for scheduling and coordinating all management aspects of projects.
  • Ensure effective communication and coordination on projects between all disciplines and parties.
  • Resolve disputes and conflicts related to projects and Clients.
  • Demonstrate expertise relative to constructability as applied to construction methods and materials, and the economics involved.
  • Direct and/or participate in job site visits, Client meetings, and presentations.  
  • Keep the Management Team informed of all circumstances that could affect projects or Clients.  

 

Skills and Special Requirements: 

  • Demonstrate the ability to read and understand construction plans and specifications.
  • OSHA 30 safety training.
  • Experience in working with occupied renovation projects.
  • Strong computer skills in Microsoft Suite (Excel, Word, Project, Outlook), PDF, and other construction software applications.
