Project Manager

National (Based in Scottsdale, AZ)

The Project Manager oversees the planning, scheduling, budgeting, costs and controls, subcontractor
oversight, all while ensuring high standards of quality and safety. Works with the project team from
preconstruction through project closeout to ensure that each project is delivered on time and within budget.

Responsibilities

  • Attend subcontractor site walks with Precon and Operations team, as necessary.
  • Prior to project kickoff, conduct onsite meetings to include Subcontractor Precon meeting, Owner Kickoff meeting, and Tenant Meeting.
  • Work with Precon to complete project buyout and assist with the selection of subcontractors to include negotiating final contract terms.
  • Ensure that projects are completed on time and within budget by developing, and communicating the project schedule to team members and subcontractors.
  • Maintain a working knowledge of all contract documents to include drawings, specifications, rules and regulations.
  • Manage the project budget, minimize and track expenses and General Conditions, and provide reporting to Management on a monthly basis.
  • Work with the Project Engineer to generate and track Submittals, RFIs, Subcontract Change Orders, and Owner Change Orders.
  • Work with the subcontractors and Project Support team to create, generate, and track subcontractor contracts and Purchase Orders.
  • Work with the Superintendent to create and maintain subcontractor schedules.
  • Work with Accounting to initiate pay application process and follow up to ensure payment is received in a timely manner.
  • Approve subcontractor billings.
  • Conduct weekly OAC Meetings, as well as monthly Draw Meetings.
  • Communicate project progress and updates, keeping management informed to include monthly draw projections.
  • Oversee the collection, review and submission of closeout documentation prior to handoff to the owner.
  • Over communicate the status of your projects including concerns/issues with team members, subcontractors, owners, architects, etc.
  • Generate and provide daily, weekly, or monthly reporting as required.
  • Other duties as assigned.

 

Skills and Qualifications

  • Excellent analytical abilities are required.
  • In addition to analytical abilities, the Project Manager will have strong communication skills. This role involves interacting with a variety of team members, subcontractors, architects, and owners.
  • Ability to travel to project locations.
  • Strong computer skills are a necessity, including familiarity with Excel, MS Project, and construction project management software.
  • Highly developed Project Management skills are required that focus on successful initiation, planning, executing, and closing.
  • Have a valid driver’s license in good standing.
